We have often analyzed a client’s needs, determined business drivers and growth projections and concluded simply to renovate existing facilities as the optimum real estate move.  A traditional broker cannot come to this conclusion.

Our firm keeps current on the capability of contractors, architects, developers, technology firms and other experts in the process to determine which firms have the optimum talent and price model for a particular project.  The required real estate team is assembled, often with client individuals that have the time and expertise, to manage the real estate process from start to finish.

Traditional Broker Firm and Model

Traditional real estate firms hire the typical broker who is motivated by a transaction closing, i.e., putting Party A and B together as quickly as possible.  Looking at the broader picture, this often results in the wrong transaction or the wrong format for the client’s optimum real estate decision.  The traditional firm is geared toward landlord/seller needs in a traditional listing arrangement.  Most tenants and buyers call on listing signs and work directly with the landlord/seller broker, an inherent conflict to the interests of the clients.

The traditional broker model, geared toward landlord/seller, allows the landlord/seller to negotiate the listing fee.  The tenant/buyer has access to one-half of that fee – if they interview and hire a broker to represent their best interests.  Further, that tenant/buyer can negotiate what part of that fee gets paid to the tenant/buyer broker and what portion goes to the client.

Our business model is an innovative process that allows tenant/buyer to access advice without conflict and services beyond the transaction (i.e., find a building and negotiate).  Most large traditional firms will not give up the commission spreads to provide the additional services we provide.
